The client approached us two years ago with the goal of increasing sales of high-end and comfort-class real estate. Given the premium pricing of their properties compared to competitors, we needed to develop an effective advertising strategy to attract the right target audience.

Objective

The primary goal was to increase the number of leads and reduce acquisition costs. The company aimed to establish a consistent inflow of inquiries through advertising on Google, Facebook, and Instagram to successfully sell premium real estate.

Launch Strategy

Google Ads, Facebook, and Instagram Campaigns: We launched targeted ad campaigns to attract potential buyers, segmenting them by residential complex types to optimize budget allocation more precisely.

Market and Competitor Analysis: Conducted in-depth research on the Lviv real estate market to identify the most effective advertising strategies for premium property sales.

Website Overhaul: Developed a new, high-converting landing page, which became a key tool for lead generation.

Optimized Google & Facebook Ad Structures: We focused on Google Display Network (GDN) and smart campaigns to improve advertising efficiency.

Implemented Dynamic Remarketing: Retargeted users who had previously interacted with the website or viewed ads, bringing them back into the funnel.

In the first 6 months of work, we were able to significantly increase the number of leads (from 5-10 to 418 per month) and reduce their cost from UAH 2,000 to UAH 193. This was possible thanks to systematic campaign optimization and the use of various advertising formats, such as CMS and smart campaigns.

Google Ads

We prioritized Google Display Network (GDN) campaigns since search ads in real estate were too costly due to high competition from other developers and real estate aggregators.

Key Adjustments:
